A RESOLUTION APPROVING THE PLAT OF <br />BAYSIDE WOODS <br />FILE NO. 1442 <br />WHEREAS, the City of Orono is a municipal corporation <br />organized and existing under the laws of the State of Minnesota; <br />and <br />WHEREAS, the City Council of the City of Orono has <br />adopted subdivision regulations for the orderly, economic and <br />safe dei-elopment of land within the City; and <br />WHEREAS, the City Council has considered the <br />application for a subdivision by the Landschute Group, Inc., the <br />subdivider; and <br />WHEREAS, on September 25, 1989 the City Coun-il <br />approved Resolution #2705 granting preliminary approval for a <br />plat at 375 Leaf Street/3300 Bayside Road; and <br />WHEREAS, the proposed plat contains two lots each <br />exceeding the 2.0 acre minimum Ict area requirement of the LR-lA <br />zoning district. Lots 1 and 2 require a variance to the 200' lot <br />width requirement as measured at the rear of the 50' front yard <br />abutting Bayside Road or Leaf Street; and <br />WHEREAS, the subdivision has been found to meet all <br />other standards of the LR-lA zoning district, finding that each <br />lot is of a size and configuration that will allow its use as a <br />single family residence to be fully developed without the need <br />for further variances; and <br />WHEREAS, both proposed lots have been demonstrated to <br />contain suitable sites for primary and alternate drainfields to <br />serve the proposed single family residences; and <br />WHEREAS, proposed Lot 1 is intended to be served by a <br />private driveway accessing to Bayside Road, subject to a Hennepin <br />County Access Permit. Lot 2 is intended to be served by a <br />private driveway accessing to Leaf Street, subject to City <br />approval of the access location; and <br />WHEREAS, the subdivider has completed all requirements <br />of the platting regulations of the City, including: <br />1.
