Applicants are proposing an addition to the existing <br />residence, which will result in the attachment of the <br />existing detached garage while providing additional living <br />space. The existing house and all proposed construction is <br />in the 75-250' setback zone. <br />2. Because this proner,,y is generally located on a point, and <br />due to the location of the residence to the north near Kelly <br />Avenue, an average lakeshore setback variance is technically <br />required. However, no encroachment of existing lake views <br />enjoyed by neighboring property owners will occur. <br />3. Note that the existing residence was constructed in 1977, <br />replacing a previously existing cabin in the 0-75' zone. No <br />documentation of average setback or hardcover reviews appear <br />in the files. Detailed hardcover review was not a standard <br />practice at that time. <br />4. The applicants c-i-inally approached staff with a proposal <br />for as much as 33.2% hardcover in the 75-250' zone.
