Zoning File #1462 <br />October 3, 1989 <br />Page 2 of 2 <br />Discussion - <br />This existing house is entirely within the required 130' <br />setback in this RR-lA, 5 acre zone. The house was constructed it <br />1954, prior to any zoning in this area of the City. Since the <br />1975 rezoning from 1 acre minimum to 5 acre minimum, any <br />additions to this house would require a setback variance. The <br />hardship is in the pre-existing location of the house in relation <br />to current code requirements. Note that many of the existing <br />residences along Watertown Road in this area of the City would <br />similarly not meet the RR-lA 100' front setback requirement. <br />Staff Recommendation - <br />Staff recommends approval of the front setback variance <br />based on the hardships and findings noted above, conditioned on <br />replacement of the septic system to accommodate the expansion to <br />a three bedroom use. <br />
