b) Outlot C to be realigned to include extension at <br />Leaf Street as a through road eliminating right angle <br />intersection with stop sign for through road. Cul-de- <br />sac roads to be redesignated as separate outlots. In <br />addition, future road extension to be defined as a <br />separate outlot. <br />c) Dedication of "drainage and utility easements" 10' <br />wide along all perimeter property lines and 5' each <br />side of internal property lines. Designate all wetland <br />areas as drainage easements. This shall include <br />drainage easements over all drainageways and storm <br />sewers. <br />d) Dedication of right-of-way for County Roads, Fox <br />Street, and Leaf Street. <br />B. LEGAL DOCUMENTS required: <br />a) Title opinion addrespad to the City. All owners, <br />mortgage holders or others with property interest <br />indicated therein shall sign the plat and all other <br />documents affected by such interest. <br />b) The applicant must provide certified copies of all <br />recorded easements currently affecting the property. • <br />c) Executed drainage Easements over all drainageways <br />and sewer lines (see sample enclosed). <br />d) Signed and executed Flowage & Conservation Easement <br />over all designated wetlan-1 areas (see sample <br />enclosed). <br />e) Signed and executed Developer's Agreement and Letter <br />of Credit to cover all required improvements not <br />completed by final plat approval (see sample of <br />Developer's Agreement enclosed). <br />f) Signed and executed Road and Utilities Easements <br />over all private road outlots and the future access <br />outlots (see sample enclosed). <br />g) Private covenants in a form for filing to include <br />covenants setting forth ownership and share in the <br />maintenance of the private road and drainaqe <br />facilities (see sample covenants enclosed). <br />Page 4 of 5 <br />
