Applicant requests a 15' side setback variance to construct <br />a porch addition to the front side of the house, where a 30' <br />side setback is normally required. <br />2. The proposed porch addition meets the required 50' front lot <br />line setback from Old Crystal Bay Road. <br />3. Existing house is located such that any additions to the <br />north half of the existing house would require a side <br />setback variance, the existing house being only 14.4' from <br />the north side lot line. This house was constructed in 1970 <br />when the property was zoned R-1C, requiring 1 acre lot size <br />and only a 10' side setback. <br />Discussion - <br />Please review the applicant's letter of request, noting h-s <br />reasons for the variance request. The hardship is the location <br />of the existing house nea, he side lot line.
