LEGAL DOCUMENTS required: <br />a) Title opinion addressed to the City. All owners, mortgage <br />holders or others with property interest indicated therein shall <br />sign the plat and all other documents affected by such interest. <br />Please make sure tt.-.t this title opinion also addresses the lands <br />located in the *orth-Past portion of the plat that has become <br />part of the plat wit:. '.:he lot line rearrangement. <br />b) The applicant must provide certified copies of all recorded <br />easements currently affecting the property. <br />c) Signed and executed Flowage and Conservation Easement over <br />wetlands defined as drainage easements within Lot 1, Block 2. <br />(See sample attached). <br />d) Signed and executed Road and Utilities Easements over Outlots <br />A and B.(See sample attached). <br />e) Signed and executed maintenance covenants for private road <br />over Outlot A. (See sample attached). <br />f) Executed Road name request. Please note that road name <br />approval is a separate process requiring approval by the City <br />prior to final plat approval. Please make sure you provide 3 <br />choices for Councils consideration (see sample attached). <br />C. FEES TO BE PAID: Total Due $600.00 <br />a) Park dedication fee per current schedule: <br />Lots 1, 2 & 3, Block l at 5+ acres each = $100.00 per lot. <br />Total park fee = $300.00 <br />b) Finai plat fee = $150.00 <br />c) Legal .-eview and filing fees of $150.00 <br />Page 3 of 4 <br />
