To: Planning Commission Chairman Kelley
Orono Planning Commission Members
City Administrator Bernhardson
Proms Michael P. Gaffron, Asst Planning 6 Zoning Administrator
Dates September 13, 1989
Subjects #1454 Bradford Reddick, 2695 Pheasant Road -
Variance - Public Hearing
Zoning District - LR-lB, Single family lakeshore residential,
sewered
Application - Request for side setback variance to construct
attached garage.
List of Exhibits
Exhibit A - Application
Exhibit B - Plat Map
Exhibit C - Property Owners List
Exhibit D - Survey Including Proposed Additions
Exhibit E - Hardcover Submittal (Pre-existing)
Exhibit F - Staff Hardcover Review
Exhibit G - Plans
Pertinent Facts -
1. Applicant is requesting a side setback variance of
approximately 0.9' in order to construct an attached garage
addition (10' side setback required, 9.1' proposed). Also
underway but not requiring variances would be some dormers,
a family room addition to the rear, and residing. Permits
have been issued for portions of the work which do not
quire a variance.
2. the proposed garage is 22' in width. One alternative to a
variance would have been to reduce the width of the garage.
Applicant would prefer the 22' width.
3. Applicant notes that the existing house is not square with
the lot lines. If it was, the variance request would not
have been necessary. Note that the neighboring adjacent
residence is 24' from the lot line, leaving a separation
between the proposed garage and the neighboring structure of
about 38'.
Discussion -
The main floor plan of the existing house suggests that
significant changes would have to be made to that structure in
order to attach the garage at its proposed width but further from
the lot line. Also, that would eliminate the access door
adjacent to the garage.
