Lot 1 contains 3.25 total acres of land, of which 2.28 acres <br />of dry buildable land are contiguous wi'Ch the proposed building <br />site; Lot 2 contains 2.57 total acres of land of which 2.5 acres <br />of dry buildable land are contiguous with the proposed building <br />site. <br />4. Both Lots I and 2 require a variance for ?.ot width at the rear <br />of the 50' front yard setback. Lot 1 con�sins 121 0 feet in <br />defined width where 200.0 feet in width is required, a variance <br />of 79.0 feet. Lot 2 contains 70.0 feet in defined width where <br />200.0 feet in width is required, a variance of 130.0 feet. Each <br />lot contains 200 or more feet cf width at the proposed house <br />location. <br />5. Lot 1 will access to Bayside Rt _.d (County Road 84 ) and is <br />subject to a Hennepin County access permit. Lot 2 will acres to <br />Leaf Street and is subject to City proval of the access <br />location. <br />6. The City will require a 20' wig' drainage easement over each <br />of Lots 1 and 2 for ttic minor cr.-.:k traversing the lots near <br />their respective road access points. Each driveway crossing of <br />these drain3geways will require installaiton of a culvert to be <br />approved by the City Engineer. <br />7. ,hc City will require a Conservation and Flowage Easement over <br />the desiaratcd floo,lplain of "unnamed Tributary to Stubbs Bay" on <br />Lots 1 n:id 2. <br />A.
