Lot 2 will access to Leaf Street. <br />Both driveways are located with adequat-- sight distances and <br />will avoid septic site conflicts. A 24" culvert will be <br />required at the minor creek near each driveway access point. <br />-Applicant will grant a conservation and flowage easement <br />over the designated floodplain for the major creek. The <br />preliminary plat drawii.g designates the additional utility <br />and drainage easements as required. <br />-The unique shape and topography of the property suggest that <br />it is appropriate to grant variances to 'lot width �•t the <br />50' setback line' for Pach lot: <br />Lot 1 - 200' required, 121' existing; 70' var•,.nce <br />Lot 2 - 200' required, 70' existing; 130' variance <br />
