1. The property is located within the LR-lA Single Family <br />Lakeshore Residential Zoning District requiring a minimum <br />of 2 acres of contiguous dry buildable land within each <br />newly created lot. <br />2. The property contains a total of approximately 5.82 <br />acres of land. <br />3. Lot 1 contains 3.25 total acres of land, of which 2.28 <br />acres of dry buildable land are contiguous with the proposed <br />building site; Lot 2 contains 2.57 total acres of land of <br />which 2.5 acres of dry buildable land are contiguous with <br />the proposed building site. <br />4. Both Lots 1 and 2 require a variance for lot width at <br />the rear of the 50' f rcnt yard setback. Lot 1 contains <br />121.0 feet in nefined width where 200.0 feet i,, width is <br />required, a variance vf 79.0 feet. Lot 2 contains 70.0 feet <br />in defined width where 200.0 feet in width is required, a <br />variance of 130.0 feet. Each lot contains 200 or more feet <br />of width at the pinpo-ed house location. <br />5. Lot 1 will acce,3s to Bayside Road (County Road 84) and <br />is subject to a Hennepin County access permit. Lot 2 dill <br />access to Leaf Street and is subject to City approval of <br />access location. <br />6. The City will require a 20' wide drainage easement over <br />each of Lots 1 and 2 for the minor creek traversing the lots <br />near their respective road access points. Each driveway <br />crossing of these drainageways will require installation of <br />a culvert to bD approved by the City Engineer. <br />7. The City wil require a Conservation and Flowage Easement <br />over the designated floodplain of "unnamed Tributary to <br />Stubbs Bay" on Lots 1 and 2. <br />8. Both Lots 1 and 2 have been demonstrated to contain <br />suitable sites for primary and alternate drainfiel.ds to <br />serve the proposed single family residences. <br />9.
