An area 130' in east/west width and 140' in north/south <br />width at the northwest corner of the property c�7all be <br />devoted exclusively for drainfield sites and u.�:ainfield <br />setbacks. No building construction shall encroach upon this <br />defined area. The drainfield sites shall be fenced off <br />during house construction. <br />2. Approval of a separate driveway for proposed Lot 1 onto <br />Willow Drive, location and culvert subject to approval of <br />Public Works Department. <br />3. Dedication on the plat of an additional 7' of right-oL- <br />way for Willow Drive, creating a 40' right-of-way from the <br />center line (only if Hennepin County requests it). <br />4. Standard drainage and utili"-ea, ements to be shown on <br />the plat Along all property boundariea. <br />5. A 20' dra:_-iage easement shall be dedicated on the plat <br />betwee the pond nd the west lot line of Lot 1. Current <br />Conservation & F1,4age Easement over the pond shall remain <br />in effect. <br />5.
