Gaffron, Asst Planning & Zoning A.Aninistratut <br />Date: September 6, 1989 <br />Subject: #1432 Julia K. Whitney, 4470 Forest Lake Landing - <br />Variance - Resolution <br />Zoning District - LR-lB, 1 acre, sewered <br />Application - Request for hardcover variance to remodel and <br />construct an addition to existing house. <br />List of Exhibits <br />Exhibit A - Proposed Resolution. <br />Exhibit B - Planning Commission Action Notice of 8/22/89 <br />Exhibit C -• Memo & Exhibits of 8/16/89 <br />Discussion - <br />Applicant is proposing a small addition to the existing <br />residence, in conjunction with revising the garage door location <br />to the street side of the garage, and revising driveways. <br />The proposed improvements to the property result in a <br />decrease in 75-250' hardcover from 33.8% 31.7%. <br />Also, inherent in the application is a variance to average <br />setback. Since the addition is on the street side of the house, <br />there will be no additional encroachment towards the lake. The <br />proposed addition stays at the one-story level, and will have no <br />significant effect on lake views currently enjoyed by neighboring <br />properties. <br />At their meeting of August. 21st, the Planning Commission <br />voted 5-0 to recommend approval of the hardcover and average <br />setback va-iari..es, finding no significant view encroachment, and <br />findir:j that the o.zra:1. hardcover decr-ase is benefit to this <br />property and to the neighborhood. <br />Staff Recommendation - <br />Staff recommends approval per the attached resolution. <br />
