L0 <br />M <br />LAND USE <br />Sec. 6.12.820. Map and legal descriptions. <br />The boundaries of the districts are established <br />as shown by legal descriptions and map entitled <br />"Official Zoning Map, Orono, Minnesota." These <br />legal descriptions and map, collectively referred <br />to as the zoning map, together with all notations, <br />references and other information shown on the <br />map, shall have the same force and effect as if <br />fully set out in the map and are made a part of <br />this chapter. These legal descriptions and the <br />map shall be kept on file as a public record at <br />city hall, and shall be modified to reflect any <br />changes duly made by amendments. <br />(Code 1984, § 10.16(2); Code 2003, § 78-162) <br />Sec. 6.12.830. Boundaries. <br />District boundary lines as indicated on the <br />zoning map follow lot lines, the centerlines of <br />streets or alleys, the centerlines of streets or <br />alleys projected, or the corporate limit lines, all <br />as they existed on January 1, 1975. If district <br />boundary lines do not follow any of these lines, <br />the district boundary lines are established as <br />drawn on the zoning map or, in the case of zoning <br />map amendments subsequent to January 1, 1975, <br />as legally described in such amendment <br />ordinances. Where a district boundary line divides <br />a lot of record which was in single ownership on <br />January 1, 1975, and places portions of such lot <br />of record in two or more use districts, any portion <br />of such lot within 50 feet on either side of such a <br />dividing district boundary line may be used for <br />any use of either use district; however, if any <br />portion of such lot shall extend beyond the <br />50-foot limitation, the district line as shown <br />shall prevail. <br />(Code 1984, § 10.16(3); Code 2003, § 78-163) <br />Sec. 6.12.840. Proceedings in boundary <br />disputes. <br />Appeals from the zoning administrator's <br />determinations and questions or doubt concern- <br />ing the exact location of district boundary lines <br />shall be heard by the board of zoning appeals <br />and adjustments and a recommendation made to <br />the council. <br />(Code 1984, § 10.16(4); Code 2003, § 78-164) <br />§ 6.12.1010 <br />Sec. 6.12.850. Vacations do not affect <br />boundary lines. <br />Whenever any street, alley or other public <br />way is vacated by official action of the city, the <br />zoning district abutting the centerline of the <br />alley or public way shall not be affected by such <br />proceeding. <br />(Code 1984, § 10.16(5); Code 2003, § 78-165) <br />Sec. 6.12.860. Annexations. <br />Any property duly annexed to the city shall <br />become a part of the RR-lA district unless it was <br />otherwise zoned in the adjoining municipality <br />before annexation, in which case it will fall in the <br />zone most closely approximating the zone in the <br />municipality from which it was annexed. <br />(Code 1984, § 10.16(6); Code 2003, § 78-166) <br />ARTICLE IV. DISTRICT REGULATIONS <br />Division 1. Generally <br />Sec. 6.12.910. Interpretation and applica- <br />tion of zoning district uses. <br />This article sets forth the permitted, conditional <br />and accessory uses that are allowed in zoning <br />districts. Uses listed as permitted uses constitute <br />allowable principal uses of a property. Uses <br />listed as conditional uses require a conditional <br />use permit. Listed accessory uses are subordinate <br />to and considered as customarily incidental to <br />the principal permitted or conditional use on the <br />property. <br />(Code 2003, § 78-201; Ord. No. 106(3rd series), <br />§ 2, 6-10-2013) <br />Division 2. R-1A One -Family Residential <br />District <br />Sec. 6.12.1010. Purpose. <br />The R-lA One -Family Residential District is <br />intended to provide a district which will allow a <br />combination of low -density residential develop- <br />ment and limited agricultural activity.
