A RESOLUTION APPROVING THE PLAT OF <br />HAUSER LAUER WCC ADDITION <br />FILES NO. 1326 i 1407 <br />WHEREAS, the City of Orono is a municipal corporation <br />organized and existing under the laws of the State of Minnesota; <br />and <br />WHEREAS, the City Council of the City cf Orono has <br />adopted subdivision regulations for the orderly, economic and <br />safe development of land within the City; and <br />WHEREAS, the City Council has considered the <br />applications for a subdivision by Leopold and Helen Hauser. and <br />Ron Lauer/Wayzata Country Club, the subdividers; and <br />WHEREAS, on July 10, 1989 the City Council approved <br />Resolutions #2657 and #2658 granting preliminary approval for a <br />plat at 475 North Ferndale Road, containing properties owned by <br />Leopold and Helen Hauser, and by Wayzata Country Club; and <br />WHEREAS, the subdividers have combined their two <br />separate subdivision applications into a single plat to be known <br />as Hauser Lauer WCC Addition; and <br />WHEREAS, the proposed plat contains three lots each <br />exceeding the 2.0 acre minimum lot area requirement. Lot 2 <br />requires a variance to the 200' lot width requirement as <br />measured at the rear of the 50' front yard abutting North <br />Ferndale Road; and <br />WHEREAS, the subdivision has been found to meet all <br />other standards of the RR-1B zoning district finding that each <br />lot is of a size and configuration that will allow its use a-- a <br />single family residence to be fully developed without the need of <br />further variances; and <br />WHEREAS, all three lots have been demonstrated to <br />contain suitabie sites for primary and/or alternate drainfields <br />to serve the proposed single family residences on Lots and 3 <br />(Lot 1 contains an existing house); and <br />WHEREAS, the existing driveway curb cut serving the <br />existing residence on Lot 1 shall be shared with the proposed <br />driveway to serve Lot 2. Lot 3 shall be allowed a separate curb <br />cut for direct access to North Ferndale Road; and <br />Page 1 of 4 <br />
