Gaffron <br />Assistant Planning and Zoning Administrator <br />RE: 2610 WEEST LAFAYETTE ROAD, ORONO, <br />PID NUMBER 21-117-23 24 0041 <br />Dear Mr. Gaffron: <br />As you know from previous discussions, we wish to tem�e the <br />existing house, garage and all hardcover from the above men- <br />tioned site and replace it with a new home, garage and hard- <br />cover. The existing structure and hardcover are not in <br />compliance with tho existing Orono City Zoning Codes <br />relating to hardcover and lakeshore setback encroachmen�:. <br />We believe that she proposed new home and site improvement, <br />while still not in compliance with all existing codes, will <br />be a significant improvemen '-o the property and will <br />address the hardship issues. <br />Enclosed are our completed applications for variances for <br />hardcover and grading in the 0-75' setback zone. In <br />addition to the other submittals required with the applica- <br />tions, we have enclosed six (6) copies of information pre- <br />pared by Arteka Landscape Architects, showing the existing <br />property and structures with topographical contours, with a <br />transparent overlay showing the proposed home and garage <br />with revised land contours. The information also includes <br />hardcover calculations made by Arteka showing the existing <br />hardcover in the setback zones compared to the proposed <br />hardcover in the same zones. <br />We have also had a model of the proposed improved site made <br />for your convenience in viewing and conEidering this mat=er. <br />We have also had large scale overlays and drawlags made <br />which we would like to show you and your associates as par' - <br />of our explanation of the proposed improvements. <br />
