• 2. Im rovements: In accordance with the policies and <br /> ordinances o� i�'ty,—the following described public or private <br /> improvements (hereinafter collectively called the "Improvements") <br /> shall be constructed and installed on the terms and conditions <br /> hereinafter contained: <br /> A. Installation of 6" asphalt or concrete traffic <br /> separation curbing as shown on attached Exhibit A. <br /> Area between curbing to be filled with gravel or <br /> landscaped with grass. <br /> B. Installation of screening fence or wall, no less <br /> than 5 ft. high and no more than 6 ft. high, along <br /> the north and west property lines as shown on attached <br /> Exhibit A. Fence or wall to be of material and color <br /> approved by the City. <br /> C. Blocking up with masonry existing west window in <br /> service station building (and roviding mechanical <br /> ventilation where required by Code�. <br /> 3. Construction Plans: The following described detailed <br /> plans and speci ications or t e comp lete installation of the <br /> Improvements shall be submitted by the developer for the approval <br /> of the City prior to the start of construction. The Plans and <br /> specifications shall conform to all current City standards for <br /> • all applicable work. <br /> 4. Construction of Improvements: <br /> A. Commencement Date - The construction of Improvements <br /> shall begin no later than July 1, 1979. <br /> B. Completion Da.te - All Improvements shall be completed <br /> no later than October 10 , 1979, or building,occupancy, <br /> whichever occurs first. <br /> C. Contractors - The Developer shall select, retain <br /> and supervise the Contractor(s) responsible for <br /> Improvement construction. The City reserves the right <br /> to require satisfactory proof of successful experience <br /> and adequate financial status of any such experience and <br /> adequate financial status of any such contractor. Where <br /> required by City ordinance, the contractor shall first <br /> obtain a license from the City. <br /> D.
