�� � <br /> V . Resolution No.1008 ' <br /> • Page 2 <br /> � 2. The property is deficient in regard to the items ' • <br /> as set forth in Paragraph 1 for the following reasons : <br /> A. The lot area is 8300 sq. ft, which is 20% of the <br /> area required - variance requested 80%. <br /> B. The lot is 50 ft, wide at the street which is 36% <br /> of the width required - variance requested 64%. <br /> 3. The property is substandard in size in relationship <br /> to the other lots in the area. <br /> 4. The property has been in single separate ownership <br /> since at least 1969. <br /> 5. The property was .occupied with a habitable cabin as <br /> � recent as 1969. , <br /> , <br /> 6. The property has been assessed for and has been provided <br /> • with a sewer service connection. <br /> 7. Construction of a single family residence on this 1ot <br /> will not materially affect the public health, safety, <br /> or welfare. <br /> NOW, THEREFORE, BE IT RESOLVED, that the City Council of the <br /> City of Orono hereby approves of said lot area and lot width variance <br /> application subject to the condition that no other variances will be <br /> considered or permitted. A11 future construction on the property shall <br /> be in full conformity with front, side and rear setback requirements, <br /> with building height requirements and with maximum hardcover requirements <br /> of the LR-1B zoning use district, except that the front yard setback <br /> shall be no less than the front yard setback of the existing neighboring <br /> house to the south, or 35 ft. whichever is greater. <br /> The applicant, Paul C. Clabo, shall agree to this condition <br /> which agreement shall be indicated by his signature 1�.ereon.
