Gaffron
Septic System Inspector
City of Orono
Box 66
Crystal Bay, Mn. 55323
Rc: Dean Moline Residence, 248 Cygnet Place
Drainfield Revision
Our File No. 139, Septic Tanks
Dear Mike,
The drainfield repair proposed by Jerry Johnson for the above location submitted
by your office for approval is lacking sufficient data to enable us to comment.
Although the addition of 450 sq.ft, of seepage bed will undoubtedly improve the
situation somewhat, the important question is whether or not that improvement will
be adequate under the provisions of the code.
We recommend that this proposal be treated as if it were a new installation. The
percolation rates, soil types, water table elevation, slope of land and the num
ber of bed rooms are all required information for us to comment on the design.
The reasons for failure of the existing trenches should also be examined. For
example, is the filter material clogged with sediment and therefore of no value
in the total calculated amount of seepage area.
Because of your comments relative to the poor soils in the area and the large
number of failing systems around the subject property, it is Important that the
actions taken by the City for this proposal be very thoroughly documented and care
fully done. We would be very reluctant to recommend any waiver of code require
ments based solely on a question of cost or of landscaping as a hardship claim
without substantially more data than that contained in Mr. Johnson’s sketch of the
area. It appears that the 75 foot set-back from the creek may be impossible;
therefore the design of the total area requirements for the house become more
critical. It may. Indeed, be necessary to remove the entire existing drainfield,
or to remove trees, or install a mound system. Assuming that the existing drain-
field estimated area of 320 sq.ft, is totally usable and that the percolation
rates are in the area of 60 mpi, an additional area of 670 sq.ft, of seepage bed
would be required for a 3 bedroom house.
We recommend that the proposed design be returned to the owner as unacceptable
and that he be required to re-submit a new design with additional data necessary
Page 1.
