A RBSOLOTION GRAMTING <br />PRELIMINARY APPROVAL OF A <br />PLAT OF THE PROPERTY LOCATED AT <br />384 McCULLEY ROAD <br />PILE NO. 1412 <br />WHEREAS, Mary L. Petersen ihereinafter "the applicant") on May <br />12, 1989 filed a formal subdivision application with the City for a <br />division of a 5 lot residential plat of a property legally described as <br />follows: <br />Refer to Exhibit A attached <br />Hennepin County, Minnesota, {hereinafter "the property"); and <br />WHEREAS, after due published and mailed notice in accordance with <br />Minnesota Statues 462.358 et. seq. and the City of Orono Zoning and <br />Platting Codes, the Orono Planning Commission held public hearings on <br />June 19, 1989 and July 17, 1989 at which times all persons desiring to be <br />heard concerning this application were given the opportunity to speak <br />thereon; and <br />WHEREAS, at their regular meeting held on July 24, 1989 <br />the Orono City Council considered the subdivision application of the <br />applicant, noting the following findings of fact: <br />1. The property is located within the RR-IA Single Family Rural <br />Residential Zoning District requiring a minimum of 5 acres of dry <br />buildahle land, 2 acres of which must be contiguous. <br />2. Each of the 5 lots within the proposed subdivision satisfies <br />the area and width standards of the zoning district. <br />3. The property contains a total of approximately 31.5 acres, <br />acres consist of wetlands. <br />2.4 <br />4. Lot 2, Block 1 is already developed and will continue to achieve <br />access via Turnham Road. Lot 1, Block 1, Lots 1, 2 & 3, Block 2 will <br />be served by a private road out lot to be constructed by the applicant. <br />Page 1 of 4
