Oversized Accessory Structures <br />July 1, 1989 <br />Page 2 of 3 <br />B) If a subdivision occurs, the lot area required to <br />accommodate that oversized structure must be retained. <br />C) Likewit^e, the required oversized accessory <br />structure setbacks must be retained. <br />Staff anticipates a standard format covenant would be <br />drafted, and its execution required prior to building permit <br />issuance. <br />7. Accessory buildings of any size, including barns and <br />stables, cannot exceed the height of the principal building <br />or be higher than 30'. <br />8. Lot coverage of all lots less than 2 acres in total area <br />is limited to 15% of the lot area. Since the intent of the <br />lot coverage ordinance is to limit visual density, staff <br />would recommend that any enclosed, roofed structure over 6* <br />in height above grade should be considered as lot coverage. <br />Council should consider whether tennis courts with opaque or <br />non-opaque fencing, at a height of typically 12*, should be <br />considered in lot coverage calculations. <br />9. At least one CounciImember was concerned with relatively <br />large (but not oversized) accessory structures being only <br />10' from lot lines. The proposed ordinance would require a <br />15' setback for non-oversized accessory structures greater <br />than 750 s.f. footprint area. Staff questions whether this <br />section is strictly necessary or whether it will just lead <br />to confusion. <br />10. Barns, stables and greenhouses are no longer exempt <br />from the 1,000 s.f. floor area restriction. Barns, stables <br />and greenhouses will be treated like any other ovarsized <br />accessory building when they exceed 1,000 s.f. <br />Additional Exhibits - <br />Exhibits C are sketches of typical lots in the various <br />zones, showing various degrees of development and allowing <br />Counciimeiuborc to h^hter visualize the setback restrictions <br />required by the proposed ordinance. <br />Exhibit D is a table indicating standards contained in the <br />proposed ordinance.
