Briefly, the applicant is proposing to divide a 1.58 acre <br />single tax parcel into two lots, to create one new building site. <br />The Planning Commission initially tabled this itin. to allow <br />the applicant, at applicant's request, more time to review the <br />issues related to this subdivision. Planning Commission gave the <br />applicant conceptual direction that the subdivision would <br />probably be recommended for denial. Later in the meeting, <br />applicant returned and requested Planning Commission make a <br />recommendation to Council so that this item could be moved along. <br />Planning Commission recommended 4-0 to deny, <br />following basis: <br />on the <br />1. The subdivision creates 2 substandard lots from 1 <br />conforming lot, thereby setting an adverse precedent. <br />2. Approval would be inconsistent with the City's <br />established policy of denying lot area variances associated <br />with subdivisions. Such a policy has been adhered to since <br />establishment of the current zoning code in 1975. <br />3. The proposal results in the need for a hardcover <br />variance in the 250-500' zone for Lot 1. <br />4. Prior assessment for municipal sewer does not in and of <br />itself constitute grounds for appr-'val of lot area variances <br />to create a subdivision. <br />5. The extent and number of variances sought is excessive.
