Stickney (hereinafter the "subdividers") on March 17, 2004, filed a formal <br /> subdivision application with the City for approval of a three lot residential plat of <br /> property legally described as: _ <br /> Tract E,R.L.S.NO. 1358,Hennepin County, Minnesota <br /> (hereinafter"the property"); and <br /> WHEREAS, after due published and mailed notice in accordance with Minnesota <br /> Statutes 462.358 et. seq. and the City of Orono's Zoning and Subdivision Codes, the <br /> • Orono Planning Commission held a public hearing on April 19, 2004, at which time all <br /> persons desiring to be heard concerning this application were given the opportunity to <br /> speak thereon; and <br /> WHEREAS, at their regular meeting held on May 10, 2004, the Orono City <br /> Council considered the subdivision application of the subdivider noting the following <br /> findings of fact: , <br /> 1. The property is located within the LR — lA One Family Lakeshore <br /> Residential Zoning District requiring a minimum of 2 acres of contiguous <br /> dry buildable land within each newly created lot. <br /> 2. The property contains a total of approximately 14.830 acres of land; 0.13 <br /> acres of which is delineated wetland. <br /> 3. The proposed plat consists of three residential lots each meeting the <br /> minimum lot standard requirements of the LR — lA, One Family <br /> Lakeshore Residential Zoning District, each meeting the minimum 2 acre <br /> lot area requirements and each having over 200' in defined width at the <br /> shoreline and 75' lake setback. A single family residence currently exists <br /> within proposed lot 2, served by a septic system straddling the boundary <br /> between lots 1 and 2. <br /> • <br /> Page 1 of 5 <br />
