Variance Narrative for the Rusinko Residence <br /> <br />Address: 2565 Dunwoody Ave, Orono, MN 55391 <br />2565 Dunwoody Ave is an existing residential home with a deteriorating deck that needs <br />replacement. After the undertaking of design, the property next door (2545 Dunwoody Ave) was <br />demolished. We came to realize that the Average Lakeshore Setback would be the closest distance <br />from the most lakeward protrusion of the principal building on the lot to the south (2599 Casco <br />Point Rd). This would put the Average Lakeshore Setback inside of the Rusinko’s home. <br />We are requesting a variance to remove the existing deck and re-build a new deck with a simplified <br />design. While a small section of the proposed deck will protrude ~3’ closer towards the lake, it will <br />also reduce the overall square footage of deck space by ~40% (Current deck ~1,300 sq. ft, <br />proposed deck ~920 sq. ft). This improvement will not only eliminate the practical difficulty of a <br />deteriorating structure, but also improve the overall aesthetic of the property while simplifying the <br />deck and reducing the square footage. <br /> <br /> <br />12
