Jevne VI and Kersten N. Jevne, husband and wife <br /> (hereinafter "the applicants") are the owners of the property located at 819 Brown Road <br /> North within the City of Orono (hereinafter the "City") and legally described as follows: <br /> The North 150 feet of the South 354.75 feet of the East 323.4 feet, except the <br /> road, of the Southwest Quarter of Section 27, Township 118, Range 23, Hennepin <br /> County, Minnesota <br /> (hereinafter the "property"); and <br /> WHEREAS, the applicants have made application to the City of Orc�no <br /> for variances to Orono Municipal Zoning Code Section 78-420, Subdivision B for lot <br /> width and lot area variances and to allow a side yard setback of 24' when 30' is required, <br /> for construction of a new residence upon the existing foundation. <br /> NOW, THEREFORE BE IT RESOLVED by the City Council of <br /> Orono, Minnesota: <br /> FINDINGS <br /> 1. This application was reviewed as Zoning File #03-2965. <br /> 2. The property is located in the RR-1B, Single Family Rural Residential <br /> Zoning District, which requires a minimum lot area of 2.0 acres and a <br /> minimum lot width of 200'. The property contains 43,819 s.£ (1.0 acre) <br /> and a lot width of 150.03'. <br /> 3. The Planning Commission reviewed this application at a public hearing <br /> held on January 20, 2004 and recommended approval of the variances <br /> based on the following findings: <br /> a.
