building12ad lots are not currently contemplated under an RPUD. For an analysis of the project
against the RPUD regulations please refer to Exhibit B.
The property could be redeveloped as -is, one home on the —I -acre lot, or developed with 3 units
under an RPUD. Based on the Comprehensive Plan guidance, the original 2-lot proposal was not
conforming.
COUNCIL ACTION REQUESTED
The Council should review the proposal and address the following questions to provide non -binding
feedback to the application so they may prepare a formal application.
1. Neither of the abutting developments (Northgate Two nor Hill O' Way Manor) were created as
an RPUD, although they both reflect principles of an RPUD. Does the Council find that the
property's proximity and proposed design meet the exception criteria for RPUD applicability
under 78-626(l)(b)?
2. The RPUD process may be utilized to meet certain city goals for density, housing diversity,
energy conservation, preservation of natural features, etc.. Does the applicant's plan, including
the proposed density, meet those goals?
3. Are there any other issues or concerns with this application?
Exhibits
A. 3-Lot Site Plan
B. 3-lot RPUD Analysis
C. Draft PC Minutes
D. Comparison
310
