For an analysis of the project <br />against the RPUD regulations please refer to Exhibit B. <br />The property could be redeveloped as -is, one home on the —I -acre lot, or developed with 3 units <br />under an RPUD. Based on the Comprehensive Plan guidance, the original 2-lot proposal was not <br />conforming. <br />COUNCIL ACTION REQUESTED <br />The Council should review the proposal and address the following questions to provide non -binding <br />feedback to the application so they may prepare a formal application. <br />1. Neither of the abutting developments (Northgate Two nor Hill O' Way Manor) were created as <br />an RPUD, although they both reflect principles of an RPUD. Does the Council find that the <br />property's proximity and proposed design meet the exception criteria for RPUD applicability <br />under 78-626(l)(b)? <br />2. The RPUD process may be utilized to meet certain city goals for density, housing diversity, <br />energy conservation, preservation of natural features, etc.. Does the applicant's plan, including <br />the proposed density, meet those goals? <br />3.
