CITY of ORONO <br />Yost Office Box 66•Crystal Bay, Minnesota 55323•Municipal Otficee <br />On the North Shore of Lake Minnetonka <br />July 29, 1985 <br />Dick Carl <br />3385 Crystal Bay Road <br />Wayzata, MN 55391 <br />Dear Mr. Carl, <br />As directed, I have reviewed the hardcover on your property; the <br />results are as follows: <br />Total lot area = 8282 s.f. <br />0-75' setback area = 3787.5 s.f. <br />0-75' area exclusive of roadway = 2676.5 s.f. <br />Existing hardcover 0-75' = 1008 s.f..or 37.6% <br />75-250' setback area = 4494.5 s.f. <br />Allowed hardcover = 1123.7 s.f. or 25% <br />Existing hardcover = 1195.96 s.f. or 44% <br />Excess hardcover = 872.26 s.f. or 19% <br />(staff's sketch has been enclosed for your review) <br />These facts have been presented to Council for their review at <br />their July 22nd meeting. They have also been advised that your 8'x22' <br />shed is located completely within the Burlington Norther Railroad <br />right-of-way. Please advise staff within the next week if you plan to <br />retain the shed as it will add an additional_96 s.f. of hardcover <br />within the 75-250' setback area. If you plar. to retain the shed on the <br />railroad right-of-way, you must obtain an easement from Burlington <br />Northern and submit a copy of the easement to the City. The Burlington <br />Northern right-of-way is located within 250 feet of the lakeshore and <br />already exceeds the allowed hardcover. If you retain the shed on either <br />your homestead lot or on the railroad right-of-way, it would be <br />credited against your hardcover allowance. <br />The City will require that you file for a hardcover variance to <br />permit the excess of hardcover within your homestead lot.
