� v.rrrf�s <br />O� <br />O\ <br />1 CITY of ORONO <br />ti <br />RESOLUTION OF THE CITY COUNCIL <br />��kESHO�% NO, 3 210 <br />A RESOLUTION APPROVING THE PLAT OF <br />CRISTOFORI WOODS AND <br />GRANTING A CONDITIONAL USE PERMIT PER <br />MUNICIPAL ZONING CODE SECTION 10.27, SUBDIVISION 3 (A) <br />FILE NO. 1706 <br />WHEREAS, the City of Orono is a municipal corporation <br />organized and existing under the laws of the State of Minnesota; and <br />WHEREAS, the City Council of the City of Orono has adopted <br />subdivision regulations for the orderly, economic and safe development <br />of land within the City; and <br />WHEREAS, the City Council has considered the application for <br />a three unit Planned Residential Development and subdivision of a plat <br />by William F. Knapp and Evelyn S. Knapp (hereinafter the <br />subdividers); and <br />WHEREAS, the subdivision for the Planned Residential <br />Development (hereinafter "PRD") has been found to meet all pertinent <br />standards of the RR-lA Zoning District, on -site septic and PRD codes <br />that will allow the continued and future single family residential <br />uses to be fully developed without the need of any variances to the <br />Orono zoning code or to the special development standards adopted for <br />the PRD; and <br />WHEREAS, the subdividers have completed all requirements of <br />the platting regulations of the City, including: <br />1. Completion of all the requirements of Resolution No. 3069, a <br />resolution granting preliminary approval of the three unit <br />PRD and subdivision. <br />2. Dedication on the plat of right-of-way for a public road <br />shown as County Road No. 84 or Bayside Road. <br />3. Creation of a new private road shown on the plat as Outlot C <br />to be known henceforth as Cristofori Circle. <br />4. Concurrent with the creation of this private road, the <br />subdividers have dedicated to the City a road and utility <br />easement granting to the City permanent access, improvement <br />and utility easements over said outlot; the subdividers have <br />Page 1 of 4 <br />
