OS-3071 <br /> . <br /> � WHEREAS, Anthony Thomas Homes, Inc., a Minnesota corporation, <br /> (hereinafter"the applicant") is the owner of the property located at 400 Leaf Street within ' <br /> the City of Orono (hereinafter the"City") and legally described as follows: <br /> i Lot 30, AUDITORS SUBDIVISION No. 230, Hennepin County,Minnesota <br /> � . (hereinafter the"property"); and � <br />�. ' <br /> , WHEREAS, the applicant has made application to the City of Orono for a <br /> lot area variance -to Orono Municipal Zoning Code Section 78-420 (B) to allow <br /> � construction of a new residence on an existing lot 0.835 acres in size when 2.0 acres is � <br /> � normally required. <br /> � <br /> NOW, THEREFORE BE IT RESOLVED by the City Council of <br /> ; Orono,Minnesota: <br /> E FINDINGS <br /> I <br /> ' 1. This application was reviewed as Zoning File#OS-3071. - <br /> ; <br /> 2. The property is located in the RR — 1B, One Farnily Rural Residential <br /> District, which requires a minimum lot area of 2.0 acres. <br /> � 3. The Planning Commission reviewed this application at a public hearing <br /> held on January 18, 2005 and recommended approval of the variance <br /> � based on the following findings: <br /> � <br /> # a. The lot is an existing lot of record created prior to adoption of the <br /> current zoning regulations. <br /> • b.
