Date: May 12, 2025 Item: 16 <br />Presenter: Melanie Curtis, Planner <br />Section: Consent Agenda <br /> <br />Title: LA25-000010, 2625 North Shore Drive, Lake Setback and Hardcover <br />Variances - Resolution 7587 <br /> <br /> <br />1.Purpose: <br />This application is regarding lake setback and hardcover variances to support an expanded open <br />porch addition. <br />2.MN§15.99 Application Deadline: <br />This application was submitted on February 26, 2025 and considered to be complete on <br />March 25th. The 60-day review period will end on May 24, 2025. <br />3.Background: <br />The applicant requests variances to construct a new, 234 square foot covered porch addition on the <br />west side of the home to replace an existing 55 square foot porch. Some minor hardcover changes <br />are also proposed. Due to the location of the existing home, 30 feet from the OHWL, lake setback <br />and hardcover variances are required. For more detail on the project and a full variance analysis <br />please reference the Planning Report (Link). <br />4.Planning Commission Vote and Comment: <br />At their meeting on April 21st, the Planning Commission held a public hearing. The Commission <br />asked the applicant to clarify the hardcover to be removed (prior to Council review) and voted 5 to <br />0 in favor of approval as applied. <br />5.Public Comment: <br />Public comments (Link) were received from the immediate neighbors. <br />6.Staff Recommendation: <br />The applicant clarified the hardcover information as requested by the Planning Commission. With <br />the removals, 94 square feet of hardcover will be added to the 75-foot setback area; 24 square feet <br />of increased hardcover is proposed in total for the property. Staff recommends approval.
