Persian and Kathleen B. Persian, husband and <br /> wife (hereinafter "the applicants") are the owners of the property located at 1005 Hunt <br /> Farm Road within the City of Orono (hereinafter the "City") and legally described as <br /> follows: ' , <br /> Lot 1, Block 5,Huntington Farm,Hennepin County,Minnesota <br /> (hereinafter the"property"); and <br /> • WHEREAS, the applicants have made application to the City of Orono <br /> for a variance to Orono Municipal Zoning Code Section 78-1435 to allow a 1,200 square � <br /> foot accessory building to be located in the northeastern corner of the lot, in a location • <br /> where the building will be located closer to the street or front lot line than the principal <br /> building. <br /> NOW, THEREFORE BE IT RESOLVED by the City Council of <br /> Orono, Minnesota: <br /> FINDINGS <br /> 1. This application was reviewed as Zoning File#04-3048. � <br /> 2. The property is located in the RR — lA zoning district, which requires a <br /> minimum lot area of five (5) acres. The applicants' property is 2.905 <br /> • acres in size and was permitted a reduced area under the PRD, Planned <br /> Recreational District Ordinance. <br /> 3. The applicants originally applied for a variance to construct a 2,160 s.f. <br /> building when only a 1,200 s.f. building is allowed, a north side yard <br /> setback variance to permit a side setback of 15' when 30' is normally <br /> • required, and lastly a variance to permit the accessory building to be <br /> located closer to the street or front lot line than the principal residence: <br /> Page 1 of 6 <br />
