A <br />review of the application finds that the following variances are required <br />in order for this garage to be built; <br />1. Maximum floor area allowed « 1,000 s.f. The proposed garage <br />includes usable floor space on two floors. Any second story space <br />with headroom in excess of 5' is considered as floor area. Your <br />second floor contains approximately 554 s.f. of usable space for a <br />total of 1,536 s.f., exceeding the 1,000 s.f. maximum. <br />2. Orono zoning codes require a minimum of 10* setback between the <br />structures. Your proposal shows only a 3* setback. <br />3. Per your engineer's calculations, existing hardcover in the 75- <br />250* zone is 35.5% where only 25% is allowed. Although you are <br />proposing to remove ground cover in exchange for structural hardcover <br />to reduce this to 33.5%, unless you can reduce to 25%, staff does not <br />have the authority to approve such an exchange without City Council <br />approval. <br />I would further note that the proposed plans are incomplete, since they do <br />not include details and sections for the walls, nor do they include a truss <br />certification. Also, a second set of plans would be needed for review. <br />Please contact the Building & Zoning Department at 473—7357 if you wish to <br />pursue the necessary variances in order to construct this structure. <br />Sincerely <br />Michael P.
