Planning Commission reopened this <br />review at the end of the meeting - motion to reconsider; 4-0. <br />Planning Commisson then, after brief discussion, voted 4-0 to <br />recommend denial. Basis for denial (per previous discussion and staff <br />memo}: <br />1. The subdivision creates 2 substandard lots from 1 conforming <br />lot, thereby setting an adverse precedent. <br />2. Approval would be inconsistent with the City's established <br />policy of denying lot area variances associated with <br />subdivisions. Such a policy has been adhered to since <br />establishment of the current zoning code in 1975. <br />3. The proposal results in the need for a hardcover variance in <br />the 250-500* zone for Lot 1. <br />4. Prior assessment for municipal sewer does not in and of <br />itself constitute grounds for approval of lot area variances to <br />create a subdivision. <br />5. The extent and number of varianres sought is excessive. <br />6. Applicant has not submitted sufficient evidence of a hardship <br />which is unique to the particular circumstance. Many properties <br />are similarly situated in the LR-IB zoning district. <br />Applicant's next scheduled meeting is confirmed as: <br />City Council Monday, July 10, 1989; meeting starts at 7:00 p.m. <br />If you desire certified copies of the official Planning Commission <br />minutes, they are available from the City Recorder after review and <br />approval by the Planning Commission. <br />r
