The property is located within the RR-IB Single family
Rural Residential Zoning District requiring a minimum of 2
acres of contiguous dry buildable land within each newly
created lot.
2. The property contains a total of approximately 5.5 dry
buildable acres, exclusive of 33* of right-of-way for
Ferndale Road North.
3. The proposed subdivision creates 1 new lot in excess of
the required 2.0 acre minimum lot area. The existing
residence is proposed to remain on a lot exceeding 3 acres
in area.
4. Both proposed lots meet the minimum 200* frontage
requirement for frontage on a public road, being Ferndale
Road North.
