7. Any proposed changes to the house footprint from the <br />site plan attached hereto as Exhibit B will require a <br />revised site grading plan approval by the City Engineer <br />prior to issuance of the building permit. <br />8. Prior to issuance of a building permit, the applicant <br />shall fence off the primary and alternate drainfield sites, <br />in order to avoid damage to the drainfield sites by <br />construction traffic. <br />9. Applicants shall construct a storm sewer pipe to the <br />rear of the Brooke Nelson property at 141 Chevy Chase Drive <br />per approval of the City Engineer, prior to issuance of a <br />Certificate of Occupancy for the proposed new residence on <br />the 2.8 acre lot. <br />The following list of final submittals must be submitted to <br />the Zoning Administrator two weeks prior to the regularly <br />scheduled Council meeting on the second and fourth Mondays of the <br />month: <br />A. RECORD PLAT drawings in the form of two (2) mylar copies <br />and one (1) copv reduced to 1**=200*. Drawing to includes <br />a) Lot lines platted per preliminary survey by James <br />R. Hill, Inc., and survey by Coffin and Gronberg, Inc* <br />as modified by staff, attached as Exhibit A hereto. <br />b) Dedication of "drainage and utility easements" 10* <br />wide along all perimeter property lines and 5* each <br />side of internal property lines. <br />B. LEGAL DOCUMENTS required; <br />a) Title opinion addressed to the City. All owners, <br />mortgage holders or others with property interest <br />indicated therein shall sign the plat and all other <br />documents affected by such interest. <br />b) The applicant must provide certified copies of all <br />recorded easements currently affecting the property* <br />c) Signed and executed Road and Utilities Easement <br />over the private road outlot. <br />Page 4 of 5
