4. The single new lot proposed for construction of a single <br />family residence is 2.8 acijs in total area, and is intended <br />to gain access to Ferndale Road North via a 20* "flag" <br />corridor between Lots 1 and 2 of the Hauser proposed plat <br />immediately to the east. The proposed building lot requires <br />a variance for defined lot width, being 20* in defined width <br />at Ferndale Road North where a 200* defined width is <br />normally required. <br />5. The remaining 11-acre lot requires a variance to the <br />requirement of frontage on a public roadway, this lot <br />abutting and being served by a private easement roadway. <br />The 11-acre lot is not intended by the applicant for <br />development at this time, but is intended to remain in use <br />as golf course area. <br />6. The proposed new lot shall share a single driveway <br />entrance to Ferndale Road North with the existing residence <br />on Lot 1 of the proposed Hauser subdivision. <br />7. It is intended .at the existing privately owned <br />easement roadway at the north end of the property will <br />continue to be privately owned and maintained. The City <br />will require that the applicants dedicate an outlet over the <br />northerly 25* of the property for private road use, and that <br />the standard road and utility easement over that portion of <br />the private road be executed. <br />8. The applicants are hereby advised that future <br />subdivision of the property to create additional building <br />sites may result in the Citv requiring an upgrading of the <br />private roadway to current Oi ate road standards. <br />9. The proposed new 2.8 acre building site has been <br />demonstrated to contain suitable sites for primary and <br />alternate drainfields to serve the proposed single family <br />residence. The remaining 11.2 acre parcel exceeds 5 acres <br />in area and is not required to be tested for drainfield <br />sites until it is further developed. <br />10. A single family residence can be constructed on the new <br />2.8 acre lot without the need for further variances. <br />11. The applicants have agreed with Leopold and Helen <br />Hauser, who are subdividing the property immediately <br />adjacent to the east, to combine the two subdivisions for <br />platting purposes into a single set of plat drawings. <br />Page 2 of 5
