Colwell, 2640 North Shore Drive - <br />Proposed Preliminary Plat - Site Evaluation Raviav <br />3, The pioposed drainfield sites on Lot 1 contain suitable <br />soil conditions for a standard trench drainfield system. <br />The primary and alternate sites are adjacent to each other. <br />Adequate setbacks are maintained from both the proposed lot <br />lines and from the existing wetland. <br />Note that Lot 1 abuts Old Crystal Bay Road, and apparently <br />is intended to gain access to Old Crystal Bay Road via a <br />driveway iOO' in length. There are two municipal sewer <br />stubs available to Lot 1 at Old Crystal Bay Road, however, <br />it is my understanding in discussions with the site <br />evaluator and surveyor that it will be more cost effective <br />and less disruptive to construct a septic system than to <br />attempt to make this extremely long connection. <br />4. The primary and alternate Sxu .3 on Lo' ^re near the <br />nor" h end of that lot, and would rei ire n. systems due <br />to a seasonally high water table located near as 32" <br />below the surface. The primary and alternate sites are <br />adjacent to each other on a slope of 4-6%. Ample room <br />remains for location of a fairly large residence with the <br />typical amenities on the 2+ dry buildable acres in this lot. <br />5. Similarly, the primary tested site on Lot 2 requires a <br />mound system. This ite is located at the southerly end of <br />the lot, on a slope cf 3-6%.There is no conflict with the <br />existing well, and I would anticipate that testing will find <br />a suitable alternate site directly north of the proposed <br />primary site. <br />Having reviewed the site evaluation submitted for the above <br />referenced plat, I would make the following comments: <br />1. Testing was done by SP Testing Inc. Primary and <br />alternate sites were located on Lot 1, Block 1, and Lot 3r <br />Block 1. » tingle site was tested on Lot 2, Block 1. <br />2. Lot 2 ontains the existing residence known as 2640 <br />North Shore Drive. That residence has had a failing septic <br />system s nee at least 1986. Since that system has never <br />been repaired, the tested site will have to be used <br />immediately. A new alternate site should be tested as part <br />of this subdivision process. There appears to be ample area <br />jus-c n^’'th of the proposed primary site to support ai* <br />alter,.- ^ site.
