Daclarant is the fee owner of certain property in the <br />City of Orono, County of Hennepin, State of Minnesota, legally <br />described as follows: <br />Lots 1 through 6, Block 1; <br />Lots 1 through 6, Block 2; <br />Lots 1 through 5, Block 3; <br />Lots 1 through 8, Block 4; and <br />Outlets A, B and C; <br />all in SUGAR WOODS, according to the recorded plat thereof. <br />B. Dc clarant desires to subject said property to certain <br />covenants, conditions, restrictions and easements for the benefit <br />of said property. <br />DECLARATION <br />NOW THEREFORE, Declarant hereby declares that all of the <br />property described above shall be held, sold and conveyed subject <br />to the following covenants, conditions, restrictions and easements, <br />which are for the purpose of protecting the value and desirability <br />of, and which shall run with, said property and be blinding up on <br />all parties having any right, title or interest in said property <br />or any part thereof, their heirs, successors and assigns, and shall <br />inure to the benefit of each o%mer thereof. <br />ARTICLE I <br />DEFINITIONS <br />1.
