A Utility and Access Easement shall be granted to the City over the common element <br /> space which align with the drive aisles on the Property. <br /> C8. Development Fees: <br /> a. Stormwater and Drainage Trunk Fee: The property will be subject to the 2025 <br /> Stormwater and Drainage Trunk Fee of$9,690.00 per acre. The 4.89 acres property is <br /> proposed to be developed, therefore $9,690.00 x 4.89 = $47,384.10. <br /> b. Water and Sewer Connection Permits: Connection permits will be required for each <br /> individual unit (85 units proposed) and will follow the applicable fee schedule. The <br /> individual permits and fees will be due when the connection is being installed to each <br /> unit with the building permit. <br /> c. Met Council Sewer Availability Charge: Due to the size of the buildings and the <br /> number/type of proposed connections it is estimated that the development will require 14 <br /> SAC units in total according to the Met Council determination letter. Below is the break <br /> down for SAC units for each building. The SAC fee will be collected with each building <br /> permit. <br /> i) Building 1:1 SAC Unit <br /> ii) Building 2: 3 SAC Units <br /> iii) Building 3: 4 SAC Units <br /> iv) Building 4: 4 SAC Units <br /> v) Building 5: 2 SAC Units <br /> The current fee is $2,485.00 per SAC unit which would result in a total of(14 x <br /> $2,485) $34,790.00 required to connect in 2025. <br /> d. Water and Sewer Area Connections: The city determined that the units identified by <br /> the Met Council should be used to apply the water and sewer area connection charges. <br /> The City of Orono does not have a unit breakdown for industrial uses and the regional <br /> authority made a determination of use as it compares to single family homes. Following <br /> their logic, it is appropriate to apply the same SAC unit determination when applying the <br /> water and sewer area connection fees. These fees will be collected with each building <br /> permit. The following fees are proposed to be required using the 2025 fee schedule for <br /> $4,370.00 water unit and $6,000.00 per sewer unit. (Total $10,370.00 per unit) <br /> i) Building 1:1 SAC Unit = $10,370.00 <br /> ii) Building 2: 3 SAC Units = $ 31,110.00 <br /> iii) Building 3: 4 SAC Units = $41,480.00 <br /> iv) Building 4: 4 SAC Units = $41,480.00 <br /> v) Building 5: 2 SAC Units = $20,740.00 <br /> In total all 5 buildings will result in 14 SAC units and would require (14 x <br /> $10,370.00) $145,180.00 in fees for water and sewer area connection fees. <br /> 7 <br />
