Signed Developers Agreement and Letter of Credit (in the city’s format) for <br />construction of improvements. <br /> <br /> <br />C4. Plat approval fees to be paid: Total due: $47,384.10 <br />a. Stormwater and Drainage Trunk Fee: $47,384.10. <br /> <br />C5. Staging: Final platting will go to the City Council with a draft of the final plat mylars. The <br />draft final plat must be approved by the City Council. Before building permits are issued, <br />approval of the draft final plat, recording of the development agreement, and easement <br />much be completed. Final mylars can be record once the building is substantially <br />completed. Building final and Certificate of Occupancy will be held until the Final Plat for <br />the applicable buildings are recorded with Hennepin County. The developers are <br />proposing a constructing Buildings 1 and 2 in 2025. Separate Final Plat approval will be <br />required when Building 3,4, and 5 are proposed to be constructed. <br /> <br />C6. Violation of or non-compliance with any of the terms and conditions of this resolution <br />may result in the termination of any authority granted herein. <br /> <br />C7. According to City Code Section 82-116, this Preliminary Plat approval shall be <br />effective for one year, until April 28, 2026. Failure to file a complete final plat <br />application within this period shall be construed as a formal withdrawal of the proposed <br />plat and the terms and conditions of this resolution shall be null and void.
