Consistent with the community management plan; The proposed use is consistent with the <br />community management plan. The garage condo use is consistent with the intended <br />Industrial use of the site. <br />B9. Compliant with the zoning code, including any conditions imposed on specific uses as <br />required by article V, division 3 of the City Code; The proposed use meets the requirements <br />of the Code within the Industrial District as a Conditional Use. <br />B10. The proposed site <br />has been reviewed by the police, fire and engineering departments and the site meets the <br />development standards to support this application. <br />B11. This low-intensity Industrial use is preferable to the adjacent <br />residential properties as compared other Industrial uses such as manufacturing or uses <br />which may create more noise, pollution or other externalities. <br />B14. Consistent with the character of the surrounding area, unless a change of character is <br />called for in the community management plan; The design of the buildings is consistent with <br />the architectural design standards outlined for the industrial district and the industrial uses. <br />B15. Compatible with the character of buildings and site improvements in the surrounding <br />area, unless a change of character is called for in the community management plan; The <br />design of the buildings and site are consistent with the surrounding area. <br />B16. Not expected to substantially impair the use and enjoyment of the property in the area or <br />have a materially adverse impact on the property values in the area when compared to the <br />impairment or impact of generally permitted uses; This is a conditional use within the <br />Industrial district. It will not impair the use and enjoyment of the properties in the area. The <br />development is proposed to meet the conditions of the district. <br />67
