Zoning File #1410 <br />May 11, 1989 <br />Page 3 of 3 <br />Staff Recommendation - <br />Given the septic system and site information provided, a <br />modest single family residence can be developed on this long, <br />narrow lot subject to the some extreme site limitations. <br />However, the buildability of the lot would be significantly <br />enhanced by adding a fairly small portion of adjacent land near <br />the proposed building envelope. <br />The Planning Commission may wish to consider the following <br />options: <br />1. Recommend approval of the defined 170* lot width <br />variance, with the condition that any proposed residence <br />must meet the required lot line and septic envelope <br />setbacks. <br />2. Recommend approval subject to a lot line rearrangement <br />which opens up the building envelope, such as shown in <br />Exhibit E, and again require that all setbacks be met. <br />3. Recommend denial based on the limited building envelope <br />available. <br />4. Other.
