Briefly, applicants have a narrow, <br />separate 2-acre parcel adjacent to their homestead lot. The <br />request is a lot width variance in order to sell the narrow lot <br />as a separate building site. <br />The applicants have provided the necessary septic testing <br />information to show that two drainfield sites exist on the <br />property. A possible third drainfield site, to the rear of the <br />property (west), has not been tested, but would also likely prove <br />suitable for a mound system, as do the two tested sites. <br />The lot has legal access and frontage on County Road 15, and <br />has 20' of lakeshore. At the Planning Commission public hearing, <br />access became an issue because neighboring property owners <br />expressed concern about the safety of a new driveway access onto <br />County Road 15. It was suggested by the neighboring property <br />owners that an access to the rear, via Heritage Drive, be <br />considered. After much discussion, the Planning Commission voted <br />5-0 (with one abstension due to a potential conflict of interest) <br />to recommend approval of the 170* lot width variance, conditioned <br />on the following:
