The granting of the proposed variance will not in any way impair health, safety, comfort or morals, or in any other respect be contrary to the intent of this chapter: Granting a variance in this situation is not contrary to the intent of the Zoning Regulations. The proposed project involves little to no lakeward encroachments or lakeview impacts, and an overall reduction to hardcover within the 75-foot lake setback. This criterion is met. 12. The granting of such variance will not merely serve as a convenience to the applicant but is necessary to alleviate demonstrable difficulty: The requested variances are necessary to make any improvements to the existing house and appurtenances and does not merely serve as a convenience to the applicant.
