Verification that Wayzata Country Club is <br />application (verification was received on 3/23/89). <br />2. Grading and drainage plan: <br />a party to the <br />a) Provide detailed design and location plan for retention basin <br />per Glenn Cook's letter of 3/23/89 (attached). The City's intent <br />is that 50% of the run-off from a 100-year storm must be <br />retained. You should be considering the entire watershed flowing <br />through this property. Please have your engineer contact City <br />Engineer Glenn Cook directly if you have questions. <br />b) Since your construction plans and proposed house location are <br />not final, staff agrees that it is of limited value to require a <br />detailed grading plan for some specific house that may never be <br />built. However, for the interim and for the Planning Commission <br />meeting, you should provide a conceptual grading and drainage <br />plan based on the probable house and driveway location, showing <br />drainage arrows. The intent, of course, is that all additional <br />^ ’.nage resulting from development of the new lot would be <br />r • .‘ted to the retention basin. Note that, prior to a building <br />per4_t being issued, you would have to submit a detailed grading <br />plan showing changes in contours around the proposed house and <br />driveway. <br />3. Provide documentation that verifies Wayzata Country Club's rights <br />of access over the property(s) directly east of the lot as noted on <br />Exhibit A attached. Does Wayzata Country Club have the right to <br />develop new lots that use this private easement access? Provide <br />copies of the easements currently in effect.
