MINUTES OP THE PLANNING COMMISSION MEETING MAY 15r 1989 <br />ZONING FILE #1326-flAYZATA COUNTRY CLUB CONTINUED <br />Chairman Kelley asked Mr. Hauser if he intended to give his <br />land to Mr. Laue-? Mr. Haus-r indicated that he would be willing <br />to give Mr. Lauei the portion of his property in exchange for the <br />northerly portion of Mr. Lauer's property. Ms. Meredith Howell, <br />M’-. Hauser's real estate agent, indicated that Mr. Hauser's <br />proposal would benefit everyone. Mrs. Hauser said that she <br />wanted to save all of the existing vegetation that blocks their <br />view of the golf course. <br />Chairman Kelley asked Mr. Lauer if he was willing to take <br />advantage of the good faith proposal of Mr. Hauser, or if he <br />wanted to proceed with his application as originally proposed? <br />Mr. Lauer replied that he was willing to discuss the alternate <br />proposal with Mr. Hauser, but he did not want to be committed to <br />proceed in that manner. Kelley noted that Mr. Hauser's proposal <br />would eliminate the need for Mr. Lauer to obtain variance <br />approval for frontage on a public road. <br />The Planning Commission as a whole indicated that they would <br />prefer to see Mr. Lauer proceed with Mr. Hauser's proposal, with <br />the exception of Planning Commissioner Hanson. Hanson said that <br />the matter should be moved on to Council rather than being tabled <br />and requiring Mr. Lauer to appear again before the Planning <br />Commission. <br />There were no further comments from the public regarding <br />this matter and the public hearing was closed. <br />It was moved by Planning Commissioner Hanson, seconded by <br />Planning Commissioner Brown, to recoiamend approval of the <br />proposed subdivision, subject to: <br />1. Construction of a retention basin per the City <br />Engineer's plan or a plan submitted by the property owner that <br />has been approved by the City Engineer. <br />2. Submission of a revised site grading plan to be approved <br />by the City Engineer. <br />3. Dedication of the 25' outlot corridor. <br />4. anting of the underlying road and utility easements. <br />5. Granting the variance for the lot width, in relation to <br />the frontage and front yard setback. <br />6. The payment of park fees. <br />7. Standard drainage and utilities easements being shown on <br />the plat drawings. <br />Gaffron suggested that a flowage and conservation easement be <br />taken over the retention basin.
