Zoning File #1404 <br />May 9, 1989 <br />Page 2 of 2 <br />7. In lot area, this lot is typical of the neighborhood. The <br />average lot size of the immediate neighbors who were <br />notified of this application (see plat map) is 20,764 s.f. <br />The range in neighboring lot sizes is 11,500 s.f. up to <br />40,000 s.f. <br />8. This lot is typical of buildable lot sizes granted variances <br />in contemporary times in the LR-IB zone. <br />Discussion “ <br />This lot was created through a subdivision approved by the <br />City Council in 1956, that created Tracts A, B and C (see 1956 <br />survey). That subdivision separated the pre-existing house and <br />its garage, which was remodeled into a full scale residence. <br />The house on this property fell into disrepair in the early <br />1980s and after much effort by the inspections department, the <br />house was demolished in 1986. No discussions regarding future <br />buildability of the site have been documented. <br />This would appear to be a very reasonable building site, and <br />the neighbor directly to the west is pleased that the <br />construction of the new residence will be located so as to <br />maximize open space between the new house and the neighbor's <br />house. It is anticipated that the existing well would continue <br />to be used. <br />Staff Recn—r nd ation - <br />Staff would recommend approval of the lot area variance at <br />1385 Cherry Place, subject to the following conditions: <br />1. Well pit shall be filled and made non-hazardous as part <br />of the hcuse construction and prior to issuance of the <br />Certificate of Occupancy. <br />2. No further variances to be granted for this property. <br />3. Driveway access location to be reviewed and approved by <br />Public Works Director. <br />4.
