This is <br />a request to allow construction of a single feunily residence on a <br />lot of 0.456 acres where 1.0 acres is normally required. No <br />other variances are necessary in order to construct a house on <br />this property. <br />The Planning Commission reviewed this application at their <br />meeting of May 15, 1989 and recommended 6-0 to approve, finding <br />that: <br />A) Municipal sewer is available and has been assessed to <br />the property. <br />B) A house existed on the property since prior to 1956. <br />That house was removed in 1986. <br />C) There is an existing well on the property. <br />D) The proposed house easily meets the allowable hardcover <br />limitation. <br />E) All setbacks from lot lines are met. <br />P) At just under 1/2 acre, this lot at 19,873 square feet <br />is about average for the neighborhood, in which existing <br />developed lots range from 11,500 square feet to 40,000 <br />square feet in area, and in which the average lot size is <br />20,764 square feet. ^ <br />G) This lot is typical of buildable lot sizes granted <br />variances in contemporary times in the LR-IB zone. <br />H) No additional land is available. <br />u
