2. Prior to the Issuance of the Certificate of Occupancy <br />for the conversion of the existing school structure to a <br />single family residence on combined Parcels A and B, the <br />property must be connected to municipal sewer. <br />3. All new construction on the newly created parcels must <br />meet the setback standards of the RR-lB zoning district and <br />all other pertinent sections of the Orono Zoning Code. <br />4. Parking for the Art Center on combined Parcels C and D <br />are hereby approved as amended on the official site plan <br />approved by the City Council with this subdivision <br />application and that based on staff's amendment to the plan, <br />the total number of stalls approved and provided with this <br />review remain at 'S2 stalls. <br />5. All parking, screening/fencing, and re-adjustment of <br />exterior lighting to be completed by the subdivider by <br />September 1, 1989. If subdivider fails to complete the <br />necessary improvements by the deadline date, the subdivider <br />will be responsible for furnishing the City with a Letter of <br />Credit to cover 150% of the cost of these required <br />improvements. <br />6. The subdivider shall provide the City with an executed <br />road and utility easement to be granted to the Hennepin <br />County Department of Transportation. <br />7. The aforesaid division as shown on the attached <br />Certificate of Survey shall be filed by the City of Orono <br />with the Hennepin County Recorder's office and Registrar of <br />Titles office on or before December 12, 1989 together with a <br />certified original copy of this resolution and other <br />covenants and easements required by this subdivision <br />approval. <br />The approval granted by this Resolution shall expired <br />if the division has not been filed by the date specified above. <br />In that event, it will be necessary to file a new application <br />with the City of Orono for subdivision review. <br />Page 2 of 3
