Site Analysis Update Dated 5/17/89 <br />B. Facility Tour Dated 5/18/89 <br />C. Site A Alternatives <br />1. Presentation of further information on a site combination as <br />requested last time. <br />2. Establishing a tour of other facilities. <br />3. Presentation of proposed steps in process. <br />INTRODUCTION - As directed by Council at the May 8, 1989, meeting <br />Boarman an(f Associates has developed further site prepraticn <br />costs for Alternative 4 (the combination of the City Hall on Site <br />A and Public Works on Site C). <br />DISCUSSION- <br />Site Analysis - A letter has been transmitted to the owners of <br />site C to assist in determining a price for that parcel. It is <br />expected that a preliminary response may be as early as the May <br />22, 1989, meeting and if not by the June 12, 1989, meeting. <br />An additional item would be the approximate sale value of the <br />current Crystal Bay site if vacated and sold. Attachment C <br />illustrates a possible configuration of residential site sizes <br />twice that of the neighborhood that would meet the 1/2 acres <br />zoning code. The value of these lots is between $15-20,000 lot. <br />The range in estimated value would be $50 (3 lots)-$100,000 (5 <br />lots). The total acreage is 2.7 acres including streets. In <br />order to so subdivide it would require rezoning from RR-IB (2 <br />acre) to R-IB (1/2 acre). Most of the developed lots in Crystal <br />Bay are under 1/4 acre west of Brown Road. This had been <br />contemplated for the Crystal Bay area once sewer was installed. <br />The parcels are actually 9 separate ones and to so sell would <br />require various variances even to the 1/2 acre standard to <br />develop. The City's common ownership rules would apply. <br />TOUR - Attached is a listing for a possible tour for those <br />interested from Council, Planning Commission and staff to view <br />various facilities to primarily focus on the issue of <br />construction quality. Additionally these may begin discussion of <br />general design considerations and features. It would be helpful <br />for the discussion if in your driving around the metropolitan <br />area you could identify any buildings that you feel maybe
