This is <br />acc<mplished by removing a significant portion of the patio that would <br />still remain after the addition was constructed. <br />The applicant notes that he has considered <br />addition and finds no other reasonable options that significantly . <br />the average setback encroachment. Staff has noted <br />average setback encroachment would only affect the northerly n ^ , <br />view of the lagoon entrance from his side windows. Staff has not received <br />any comments from that neighbor. <br />Because this house and the two adjacent houses f <br />shoreline, the applicant's house is somewhat penalized by the straight line <br />average setback determination method. Although staff is not suggestx g <br />the straiaht line policy be changed, staff would note for the recora <br />that the proposed addition is no closer to the lake than either neighboring <br />house (see Exhibit G). <br />Staff ReconBendckcion - <br />The applicant has proposed a reduction in hardcover o^ ng <br />This is a benefit to the property and to the City in general. Tne Fianni y <br />Commission must decide whether the average setback line <br />sSficant impact on the neighboring properties. A recommendation for <br />approval should make positive findings supporting such an approval and <br />should be conditioned on the proposed hardcover removals.
